56,400 square foot site located in a major metropolitan city in South Korea. 11 story (mid-rise), mixed-use center with 322,000 square feet of Retail Shops and Restaurants, a 500 seat state-of-the-art multi-use Performing Arts Theatre, a Learning Institute for corporate research and training, corporate executive offices, a community pocket park, a roof-top community garden with panorama city views and 3 subterranean levels of community and corporate parking. There are two buildings connected in the middle by a transparent connection nod. The design includes glass elevators, escalators, theatre pre-function, restaurants, lounges, café and VIP executive offices strategically placed around the perimeter of the complex to overlook gardens, atriums, reflecting ponds and courtyards providing sunlight, fresh air and views of the city.
The floor plans are organized symmetrically with axial connections and dramatic openings between levels to enhance the spatial experience of moving through the complex. Different but complimentary building materials and details are used with the façade of the west building being a transparent veil of white perforated aluminum shading screen with integrated lighting over a high-performance glazing and spandrel wall system. Layered planes of textured cream colored stone with integrated lighting accent the entry and provide a dramatic contrast with the white perforated aluminum veil. The façade of the east building is a rainscreen of textured cream-colored stone on the lower portions and a translucent box of double pane glazing system on the upper portion. Strip lighting between the glass layers express a continuous horizontal glow at night.
